How Our Pricing Works
All prices are fixed upfront and based on the size and complexity of your home, the construction stage, and the level of detail required in each inspection and report.
What Our Prices Are Based On
- Property size: total floor area under the main roof including living areas, garage and alfresco.
- Stage complexity: time on site, number of items to inspect and report detail (e.g. slab vs handover).
- Travel and reporting: inspection time, travel within 70km of Golden Grove, reviewing plans and issuing reports.
- Build complexity: extra wet areas, split levels, high or raked ceilings, steel framing and complex roof forms.

Many inspectors come from non-trade backgrounds. At Build Code QA, your inspections are carried out by a Licensed Builder, Licensed Carpenter, Licensed Timber Pest Manager and experienced Construction Supervisor/Manager with over 40 years on-site in Australia and the UK.

What Your Price Includes
- On-site inspection at the relevant stage of construction.
- Visual assessment against plans, specifications, NCC and relevant Australian Standards where applicable.
- Clear digital report with photos and defect descriptions, usually within 48 hours.
- Support in communicating findings with your builder if required.
- Travel within 70km of Golden Grove SA (travel surcharge applies beyond this radius).
- For packages: the same inspector attending your key stages for continuity and better QA.
Our Tier System
- Tier 1 – Standard Homes (≤ 250 m²): most single-storey and compact two-storey homes.
- Tier 2 – Large Homes (251–350 m²): larger footprints, more rooms and more roof area to inspect.
- Tier 3 – Extra Large / Architectural (351–500 m²): complex designs, split levels, additional wet areas, high ceilings or intricate structural and roof elements.
Your inspection or package price is fixed according to the size tier selected and shown clearly before you book.
How Many Checks Are Done in a 6-Stage Inspection?
A full 6-stage new build inspection isn’t a quick walk-through. From initial review of your construction documentation, individual site visits and multiple reports across all stages we typically complete around 400–600 individual checks, depending on the size and complexity of the home.
Each stage has its own focus – structure, weatherproofing, linings, finishes and final presentation.
1. Slab Stage
Engineers details: dimensions, footings, beams, reinforcement, vapour barrier, set-out, falls, step-downs and termite detailing before concrete is poured.
2. Frame Stage
Wall and roof framing, setout dimensions, bracing, tie-downs, lintels, load paths, fixings, straightness, openings and structural connections.
3. Brickwork & Roof
Brick alignment, joints, flashings, weep holes, sill details, lintels, articulation joints, roof coverings, gutters, falls and weatherproofing.
4. Linings & Waterproofing
Plasterboard fixing, joints, wet-area setdowns, membranes to AS 3740, junctions, water stops, penetrations and substrate preparation.
5. Second Fix & Finishes
Doors, hardware, skirtings, cabinetry, tiling, fixtures, glazing, stairs, painting and overall finish quality.
6. Handover / PCI
Function and presentation of the completed home, including operation of doors and windows, fittings, appliances, drainage, cosmetic defects and final defect list.
